Significant improvement in rental rates will be achieved, particularly on the first floor, where the existing suspended ceiling was removed and opened up to the double gable pitched roof. New timber frame, double-glazed heritage windows will also improve street presence and tenant appeal. Restoration of the existing terrazzo staircase and opening up the staircase enclosure with a glazed wall creates a dramatic new focus in the entrance hall, in a way that is cost-effective to the client yet impactful for prospective tenants.

Sustainability:

The newly insulated pitched roof, paired with replacement double-glazed street front windows, will improve the thermal envelope, thereby reducing energy consumption. Operable rooflights will allow hot air to escape without the need for air-conditioning. The existing gas boiler is being removed to eliminate reliance on fossil fuels for heating.
